Ford Factory is located in the Arts District submarket of Downtown Los Angeles. Originally built to manufacture Ford Model T and Model A automobiles from 1913 to 1929, the property has been restored and redeveloped into a premier creative office campus taking care to preserve the property’s authenticity and historical significance.  Character-defining features include expansive floor plates, mushroom cap columns, factory-style windows and skylights, and a rooftop water tower.  Modern building systems have been installed, a parking garage was constructed, and a 15,000 square foot outdoor paseo with landscaped communal space was created between the office and parking structure. The design and construction team employed highly sustainable strategies and is seeking LEED® Gold certification. Ford Factory is one of the highest quality examples of adaptive reuse in Los Angeles.

The Arts District of Los Angeles has become a well-established live/work/play neighborhood. Surrounding the property are artisanal bakeries and coffee-culture cafes, markets like Urban Radish and superb restaurants like Bestia, one of the city’s best. SciArc is just down the street, along with innumerable galleries, studios, clubs and theaters that make this area a vital creative force in Los Angeles. Freeway access is proximate, with multiple interchanges to I-5 and to I-10, connecting to the West Side and LAX or north to Echo Park, Silverlake, and the San Fernando Valley.

In the fourth quarter of 2016, Shorenstein successfully negotiated and executed a lease with Warner Music Group for the entire building. The building will serve as the West Coast headquarters for Warner Music Group and will house employees currently located in Burbank and West Los Angeles.  The 12 year 9-month lease will commence in August 2017.
